To the qualitative and quantitative analysis of the relationship between URRT and real estate prices, Papers select the appropriate mathematical model and calculate value-added results owing to the development of URRT. The relevant idea, methods and research frame was established accordingly.First of all, it is the concepts and the characteristics of URRT.Especially, this paper reviews the theory of rent, location theory, value theory of urban land, external theory, and other theories that have correlation with this research. It also summarizes the existing researches about URRT which has impact on real estate prices.Secondly, this paper analyses the quantitative research models that have relationship with this research, introduces emphatically Hedonic Price Model basing on comparing three common models such as the cost of traffic through model, hedonic price model, and the expenditure needs of the system function model, and chooses Hedonic Price Model as a basic model in the research of this paper in order to solve the problem effectively and applicably.Finally, as the focus of this research, this paper use the hedonic price model to make a positive Analysis which based on the Real estate located in Dadukou section of Chongqing Rail Transit Line II. This positive analysis chooses twenty properties for sale within two kilometers of that location. It comes out to be that with the properties for sale closing to the light rail station every one meter, the price of each square of construction will be a corresponding increase by 0.000827 percent, which means its value add 0.03090yuan, and the value of every property for sale add nearly 2,160,000yuan. It also comes to light that as a result of the advanced technologies of Chongqing Rail Transit Line II, negative impacts like noise pollution will become weaker.According to the research, this paper put forward some relevant proposals, which base on the development of rail transportation for promoting economic and the joint development of urban rail transit and real estate, the establishment of a reasonable distribution mechanism for promoting sustainable development, the countermeasure that adapted to the new situation and so on.
