Since ancient times, housing occupies an important position in the traditional Chinese socio-economic life, in which the vast majority of people fight for his life goal to have a house of their own. As a result, residential housing prices has become a widespread concern and a :hot issue, especially these increases' continuity and rapidity directly impact on China's economic and social stability.In this paper, Changsha City is used as an example and from the residential housing component costs, the city's GDP and the development of the Changsha income of urban residents as the starting point, and by applying data from the National Bureau of Statistics and the Changsha City Bureau of Statistics over the years to summarize the general trend in higher residential housing prices, and through Empirical Research in conjunction with linear regression analysis on economic factors and non-economic factors, to conclude that: Although Changsha City's residential real estate prices are relatively low among major cities in the national rankings, through linear regression analysis on nearly five years - from 2003 to 2007—of Changsha's level of GDP development, urbanization caused by population growth and income situation, we see a significant linear relationship between them. Therefore, Changsha's growth in GDP and per capita income levels has increased residential real estate prices, but the growth rate of residential real estate prices is significantly higher than that of the GDP and per capita income level, showing that residential housing Changsha has higher than usual prices.The results of research in this paper render some theoretical and practical significances in having a correct view of the current trend of high prices of residential housing situation, offer a more reasonable and comprehensive view of the current phenomenon of high residential housing prices in Changsha, and put forward inspirations of certain degrees to inhibit residential housing prices in operable means.
