With China's continuous progress of market-oriented reform, the traditional system of industrial relations has undergone tremendous changes, and the real estate industry has entered a new stage of development. Especially in recent years rapidly rising housing prices to residential real estate on behalf of real estate prices continue to rise even more rapidly to become the focus of attention of the community. In March 2010 the convening of the Third Session of the Eleventh National People's Congress, the Third Session of the Eleventh CPPCC National Committee, the "price" has become a very high utilization of "hot words". This shows that commodity housing has become a matter of social stability of a special commodity.The land price as the real estate market in the land market system, the most representative and sensitive elements is the ability to comprehensively reflect the land market and land supply and demand situation, strengths and weaknesses of the extent of urban land and the city's comprehensive development level and are subject to a variety of factors influence important indicator of government regulation of the land market is also an important lever. The level and stability of the land or not, the real estate market plays a decisive role, and a direct impact on national economic development and social stability. With residential land supply side and demand-side relationship between the economic interests of balance, it is not only related to the development of the housing industry and residential development of the market, it reflects the complex socio-economic relations.In this paper, China's sustained, rapid and real estate prices rise, two-oriented society Changzhutan Urban Agglomeration comprehensive reform pilot area building and Land Resources Bureau in Changsha urban land price survey carried out against the backdrop of the land under the guidance of theory, scientific basis, drawing on research results at home and abroad, using 2006-2008 residential land trade data in the built-up area of Changsha City, using statistical analysis methods and GIS spatial analysis methods, from the perspective of space distribution of the premium residential land, trying to space research in urban land the theory and practice to seek a breakthrough and innovation, a deeper understanding of this stage, the distribution characteristics of urban residential land, for urban planning, urban management, providing theory and case reference, are conducive to land management and real estate management departments for the manner to strengthen the land market, the real estate market, management, and regulatory policies for land development to provide a scientific basis to guide the direction of urban investment, thus advancing the healthy development of the real estate market.Spacial characters about trade price of residential land in the built-up area of Changsha City is the distribution of residential land to sell premium range is more concentrated; residential land to sell premium space samples spatial differences obvious, especially in East and West City and South and North City; land showing the distribution of two-center (peak) pattern; the spatial distribution of residential land there is the more obvious concentration. Through the residential land prices in Changsha City analysis of the factors influencing the spatial distribution, Changsha City obtained the spatial distribution of residential land bustling with business suits degrees, convenient degrees of public transportation, infrastructure, degrees of natural advantages and disadvantages, the population density impact factors such as positive correlation. Paper is divided into five chapters:the first chapter of this paper described the theoretical and practical significance, the distribution of domestic and foreign research and development land Retrospect Research and analysis of the final research papers are given the content and structure system; second chapter, paper discusses the theoretical basis for distribution of land; third chapter, statistical analysis and GIS spatial analysis to study the methods, MapGIS, ArcGIS geographic information system software with the support of the distribution of trade residential land price samples extracted spatial information, and draw spatial distribution; fourth chapter in order to GIS spatial analysis, based on analysis of urban trade residential land in Changsha spatial pattern of land distribution characteristics of the impact of factors; fifth chapter, tendency forecasting, regulatory suggestion, research findings, and still need to continue to study the issue.
