The price of land is a kind of purchase price about land rights and expected return,within a certain period of time. It’s also a reflection of land use in the economy. Price fluctuations can synthetically reflect the supply and demand situation of land market, the advantages or disadvantages about quality of city land. And then reflects the economic development level of city society. Therefore, with the land market has become increasingly mature, as the core of land market, land price not only become the important basis of land tax, asset verification, etc, also become the important lever of government in regulating the land market. Therefore, it is necessary to do some studies on the formation, the space differentiation status, and affecting factors of urban residential land, to strengthen residential land management have great practical guiding significance.Based on the social and economic development environment of Yiyang city, in under the background of land grading and renewal of the benchmark land price investigation, the purpose of this paper is to explore the space of residential land differentiation characteristics and influencing factors in Yiyang city, and provide policy reference about land supply management in the future, Seek breakthrough and innovation on land price space differentiation research in our Medium-sized city.The article is on the basis of relevant land economics theory and domestic and foreign research achievements about land price space differentiation. Through field investigation and data collection, the paper make land utilization present situation chart(2013)、city master plan(2004-2020) 、residential land market transaction data(2020-2014)and other information as the basis. With the aid of computer software, this article use statistical and GIS spatial analysis method, in the form of maps and tables combination qualitative and quantitative complementary,to analyze and discuss spatial variation and influencing factors about residential land price in Yiyang city systematically and comprehensive.This study argues that residential land is roughly present single-center circle structure on the space distribution in Yiyang city center; Specific location land price has obvious respectively and hop; Significant difference was found in the north and the south; the distribution of land price interval is concentrated. Factors such as location, transportation, infrastructure, environment, population, urban planning and real estate market make effects on the spatial differentiation of Yiyang city residential land prices to a certain extent。...
