Real estate industry is one of the most important pillars of national economics;its healthy development helps to sustain economic growth,stimulate domestic consumption and improve public livelihood.In the face of the worsening global financial crisis,real estate market,which bogged in"periodical rectify",certainly deserves more attention.As the frontier of Chinese economic growth,it has become an important and urgent issue to strengthen the research on the trend of Guangzhou real estate price as well as factors influencing it.On the basis of study on domestic real estate market particularities,especially that of Guangzhou,this paper analyzes the concept and characteristics of commercial residences,its demand-supply theory,price theory as well as its price components and effect factors.It also reveals,from theoretical and empirical aspect,the demand-supply relation and price trend of Guangzhou commercial residence.On above researches,this paper analyzes commercial residence price trend of both Hong Kong and Guangzhou,endeavoring to forecast the future trend of Guangzhou's real estate price using quantitative approach,namely grey-Marcof,thus provides solid theoretical guidance and empirical support for the future development of real estate industry.Finally,focused on the key point that what can help to rationalize commercial residence price and what can prompt real estate market into a well-ordered situation,this paper raises advices on various dimensions,such as government,real estate enterprises and customers,so they can manage to produce a win-win situation for all parts involved and thus a sustaining and healthy real estate market growth.
