Because of the ecological and landscaping benefits of the green spaces,property developers of Harbin add an additional charge to prices of the houses,which are located near parks or have green spaces of high quality in the residential area.That presents the economical benefits of the green spaces.As a result,it is quite significant for the countermeasure of building of the green spaces in habitation areas to study the awareness of consumers and developers about the influences of composite benefits of green spaces by selling and the reaction of the customers about landscaping surcharge.This thesis,based on interview,collecting the on-site data and survey,studies the sales of the houses near parks or in residential areas with or without green spaces from the perspectives of economics benefits,ecological benefits and the consumers' demands.In order to discuss the countermeasure on green spaces building in habitation areas,it also studies the relationship between the house selling and the landscaping surcharge and the demands of customers by collecting of the data of green spaces,surveying the peculiarities of landscaping surcharge and the awareness of customers to green spaces.The results of the survey are as follows:1.Without the service circle of green spaces of the parks,the influence of green spaces by landscaping surcharge becomes weaker with the increasing of the distance between the green spaces and the residential areas.The ecological green spaces present significant economical benefits by house selling without certain service circle.It is also significant for the value increment by improving of quality of green spaces.2.Landscaping as a surcharge factor in housing price presents by selling of habitation with green spaces of high quality,which plays a very important role by value increments.3.Consumers responded actively to survey regarding the rates of value increment of green spaces,preference to different factors for their purchases,demand for the composition and quality of green spaces as well as their satisfaction with green spaces in their current residential areas.Responses of customers to the landscaping surcharge are as follows:With the increment of their incomes,they are more and more willing to buy houses in residential areas with green spaces of high quality.The developers are advised to establish a positive countermeasure to the demands of the customers.4.94.5%of the consumers surveyed agreed that green spaces would make the neighboring apartments more valuable,and ages of the consumers had a positive correlation with the agreement while education background had a negative correlation with the agreement.63.9% of the respondents support the idea of adding landscaping surcharge to housing prices,and education background had a negative correlation with the degree of support.62.4%surveyed consumers believed that 10-20 yuan per square meter of landscaping surcharges was reasonable,and consumers' incomes had a negative correlation with reasonable surcharges.5.Consumers demand high quality green spaces which shall give priority to people's practical needs.43.6%consumers surveyed favor more trees;41.6%prefer doing physical exercises and rest on openings and lawns;53.6%like the combination of arbors,bushes and lawns;51.5%prefer combination of natural and orderly arrangement of plants;70%believe that the best distance between their apartments and green space is around 10 meters to avoid too many mosquitoes and other insects.
