The Influence Analysis Of Regional Environment On Evaluation Of Residential Blocks Base On AHP

"Location" is an important conception in the field of research on the real estate. There is a rising influence of the regional environment on the price of residential houses with the improvement of the people's living standard. It is necessary to study praedial position traffic, basic facilities,commerce-service and other factor influencing on the real estate locational value.The essay through collecting of information on the complexion of residential district in Taiyuan. And to separate factor that influence price of residential houses into index, using the method of AHP to calculate by computation numerical value.Lastly, this paper lucubrates to the real estate locational value through combining geographic information system with the related resources influencing on the real estate locational value(traffic, virescence, commerce-service and so on) quantificationally and systemically, and display it via special chart.For one thing,the essay makes a particular introduetion of real estate and its price. Through the study of real estate location,an inflence system can be bulit which can exert an inflence on the prices.We can analyze the importance of the each factor through the analytical method from different levels and make the AHP mathematics model to evaluate the real eseate projects.And then to take the four residential district of Taiyuan as an example,the author make assessment of its price using AHP mathematics method, make the whole evalutaion process more scientific, valuation result more precise.Finally, The paper displays real estate locational value's spatial distribution of Taiyuan's different position via special chart by using MapInfo, GIS and other software, which is convenient for the urban planning personnel,the real estate businessman and consumer to understand the Taiyuan's real estate locational value.
