Along with the development of socialist market economy in our country, mortgaged assets are very important activity for market players in order to finance funds. It is also an important aspect of business between the banking industry and the demand for funds. In recent years, a considerable portion of mortgage loans in the case has become an effective non-performing loans, it can not but arouse our thinking. Although there are many reasons for the formation of non-performing loans, assessor overestimated the value of mortgage assets is the important factor of the low ratio of the realization of assets outstanding charge. The problem of the quality of the mortgaged assets appraisal is widespread concerned in society and becomes a hot issue in the appraisal area .This paper analyzes the basic appraisal theory and the appraisal methods in the value of mortgaged assets. This paper tries to find out the rule of the value of mortgaged assets in order to make the mortgaged assets reasonable. The full text of this article is divided into six chapters. Chapter I is Introduction. It focuses on the value of mortgaged assets at home and abroad , research background and research significance. Chapter II is the analysis of the value of mortgaged assets appraisal and the specificity of analysis. This chapter introduces the mortgaged assets on a few basic concepts and analyses the stakeholders of the mortgage assets appraisal, the results of the assessment time point and the specificity of the results. Chapter III is the basic theoretical analysis of the value of mortgaged assets. It discusses the principle, purpose , the value type , the appraisal date and the hypothesis of the mortgaged assets. Addition to the basic appraisal principles, this article holds that the assessment of the value of mortgaged assets should also include the principle of security, authenticity and conservative ; the purpose of the appraisal in order to ensure security for bank loans; the value type should be the type of the mortgage value; the appraisal date should be set up on mortgages; the hypothesis of the mortgaged assets is the sustainable use of the assets. Chapter IV is the appraisal method research. Based on the analysis the applicability of the three basic methods, this chapter raises a way called the Mortgaged Risk Coefficient. This method quantifies how much effect various factors make to the value of mortgaged assets in the course of mortgaged assets in order to assess the value of mortgage assets. Chapter IV introduces a case in order to illustrate the Mortgaged Risk Coefficient. Chapter VI is the conclusion. It summarizes the conclusions and summary based on the content of this paper. Based on the mortgaged assets of the theory and methods of appraisal research, it provides theoretical and methodological support to the value of mortgaged assets.
