Study On Value Engineering Applications In The Sunplaza Construction Project Cost Control

Value Engineering is a combination of technology and economy, which can effectively guarantee the benefit of investing in construction projects and reduce the investment. The reason why the Value Engineering is widely used in construction projects is that it meets the need of construction enterprises for pursuing the profit as a goal, meets its own need of construction projects to lower the costs and ensure the benefits. It plays an important role in each phase of construction and creates favorable condition in saving costs, increasing profits, optimizing the management, and improving technology. Applying the theory of Value Engineering to the construction and management of the projects in our nation will undoubtedly bring great economic and social benefits and also a greatly significance for promoting the construction of projects.This paper, mainly through the methods of literature analysis and practice argumentation, defines the Value Engineering and relevant theories, analyzes the factors affecting the cost control of construction projects and the existing problems. Through analyzing and summarizing the results of previous studies and practice experiences, it further demonstrates the importance of cost control in construction projects and evolves the basic ideas and methods of cost control in the project implementation phase. It deeply discusses the application methods and procedure of Value Engineering in organizing design, management, materials and machinery selection, and logistics during the construction, and provides scientific theories and method for applying the methods of Value Engineering to the cost control of actual projects.The text focuses on the combination of theory and practice. It takes Sunplaza project located in the developed coastal city of Qingdao, as the demonstration research subject, stresses the importance of scientific and normative cost control method in the specific lowering cost work during the construction, and tries to provide some references for the construction enterprise to control cost and some theoretical, ideological and methodological guidance and assistance for decreasing cost and increasing efficiency in the construction projects of our country.
