Since China have pursued policy of reform and the opening to the outside world , the modern real estate industry obtains a fast fierce development, the market scale extends increasingly, along with carring out policy of the house commercialization,reforming the housing system and the land using system. Presently, the real estate industry has already become one of pillar industries and is playing the wital role to improve the live level of the people and to promote the economic growth in China.The real estate appraisal,the real estate investment of the real estat economic activities and so on are becoming active and frequent occurrence.The real estate appraisal service is becoming more and more, the appraisal theories and the method about the real estate also obtained more attention and research , the research of investment is also payed attention to by the investor and the state controller fully.In order to determine the reasonable real estate rights and interests value and provide a better service for the real estate economic activities, nomatter whether the real estate appraisal or the economic evaluation for property development investment, both utilized one of real estate appraisal important method------hypothetical development method.Therefore this paper takes the Chinese real estate market as an objective point and does research on the practical application scene of hypothetical development method in the real estate economic activities.This paper has summarized the basic theories of hepothetical method first, then analyzed the application models of hypothetical development method in Chinese real estate market and summarized application scene of hypothetical development method ,and explored it's applied possibility and rationality in appraisal of compensation in city real estate relocation in China from the basic theories of hypothetical development method,also has pointed out some difficulties of practical application in hypothetical development method in the qualitative analysis and the quantitative analysis, for instance the difficulty to gain accurate information was big,it is hard to determine the discount rate, the parameter is not easy to be correctly matched with in the model, the misunderstanding in the static and dynamic method's concept and the connotation, and so on,the paper carried on the analysis and the discussion in these difficulty of application, fanally, the paper analysised how dose external environment influence hypothetical development method to be correctly utilized.Presently, the economy in China has integrated the the advancement of globalization,the Chinese market economy system has consummated gradually, the real estate industry is becoming important attributing to affect the national economy, the real estate economic activity is frequent, the function and the status of the real estate estimate enhance day by day.The paper taking this situation as background, is to provide the more advantageous theory's basis and the supporting method of hypothetical development method for real estate appraisal,the investment appraisal of property of the economic activities in China,and so on.
