The Homestay Tourism is a new form of tourism appeared in the 1980s, which came into being with the national policy to help the door and market supply and demand, It is an important way to city-led rural and promote rural economic development, is also a fundamental needs of a growing regional tourism and the tourism industry sustainable development . Xi'an is the humanities and history-based national excellent tourist city, Which has Rich tourism resources, attracting numerous tourists from home and abroad. But it has also development or growth and sustainable development issues. The Homestay Tourism is one aspect of the tourism industry grow in xi'an, also as a modern metropolis , city residents longing for the rural nature, which is the Xi'an Homestay Tourism major markets, but also is the the driving force of The Homestay Tourism development.. By comprehensive carding development characteristics and distribution of The Homestay Tourism in xi'an, quantitative evaluating the level of development of it, and then through case studies ,made the specific development countermeasures,to achieve the Homestay Tourism sustainable development. In this paper ,accoding to Xi'an Tourism statistical yearbook, visitor survey, homestay tourism owners survey, interviews with owners and managers,and Tourist information and so on, applying comparative analysis, statistical analysis and other methods, discuss the homestay tourism development in xi'an from the following Several aspects such as:the development of the status quo, the factors of impacting, evaluating the level of development, dividing the type of development,and Analysing case, and give all districts development model and development Strategies. The results showed:Xi'an homestay tourism is mainly affected by the standard of living of urban and rural residents, natural conditions and tourism infrastructure. The result of the evaluation showed that higher than the level of development of four districts near city were Higher than LinTong and HuXian ,and which were higher than other four districts in xi'an.(1) Using principal component analysis, the paper analyzed the main influencing factors of the homestay tourism development. The results showed that: the standard of living of urban and rural residents, natural conditions and tourism infrastructure play important roles in homestay tourism development in this area. (2)The result of evaluation overall showed: the development in chang'an was the best,This is closely related to its convenient transportation conditions and the relatively mature the management model;The four districts near city ,were more , Its main contribution is the farmers and urban residents disposable income; In addition to, other four counties outside huxian, the level of development is relatively lower.(3) the results of cluster analysis showed :the four districts near city high development area; From the development potential of that ,LinTong,YangLiang,GaoLing are intermediate development area; LanTian,HuXian,ZhouZhi are Primary development area.(4) In accordance with the Case Study, in the development process of the homestay tourism, it dialysis its question of the existence.such as being short of the characteristics of the homestay tourism products , market positioning, Propaganda and its management of non-standard, Environmental issues what it existed.(5)Through the analysis of thetmpact factors of the homestay tourism development and Comprehensive evaluation, explore the management model of the homestay tourism development.From the type the level of development , the high development area of the homestay tourism development, use the "government + company + farmer" model;intermediate and Primary development area use"government + community + company + farmer " management model, from specific resources types, the homestay tourism based on tourist attractions use" tourist attractions company + farmers";cultivation, breeding type use "government + community + farmer" model; modern agricultural science and technology type use "Government + Investment Corporation + community + farmers" management model.(6)the exploitation model of the homestay tourism in xi'an, from the geographical point of view,Should focus on exploitating four districts near city; Rationally exploitating tourist attractions borderline(LinTong, The northern foot of Qinling);Properlly exploitating the outer type(LanTan,HuXian,ZhouZhi);About GaoLing,YanLiang which have better agricultural economy, Should attach importance to the exploitation of urban agriculture.
