With the rapid development of the real estate industry of Gansu Province, it has solved most urban residents' housing problem and made great contribution to the development of the economy of Gansu Province. Meanwhile, the real estate industry of Gansu Province has exposed some issues, such as, unreasonable market structure, unperfected macroeconomic control system, incomplete profession rules and laws, undeveloped economics of scale and so on..According to the Harvard school of thought 'structure-conductor-performance' the frame, I try to through analysis find out the origin of these issues. Firstly, thesis introduces the western industrial organization theory and another theory about real estate industry, which make preparations for the following analysis. Secondly, for market structure, through the analysis of market concentration rate, product distinction and market barriers, we can draw a conclusion that the real estate of Gansu Province present a tendency that market type is many monopolies in the whole province. But it presents a tendency of areal oligopoly. For market conduct, the main use of case study and game analysis is applied to research the pricing , advertising and cooperation. Then, it find out that the real estate industry of Gansu Province profit quite a lot by their own advantages in market. For market performance, through the empirical data analyzing, the conclusion is that the whole real estate industry is running with a lower performance.Based on the analysis of real estate industrial organization, therefore, to obtain ideal market performance, suggest: First, sell the way through the adjustment land to enhance the Gansu Province real estate industry market mechanism competitiveness; and improve the tax system to low the price. Second, the government should set a system which show public the production cost. And guide the enterprise to adjust the structure of house supply in order to protect the normal competitiveness. Third, I suggest to adjust themselves on management strategy to confront the changes of market. At last, we should reform the residence houses for low-and-medium wage earners system against the area which get into market failure. And we are supposed to improve the housing situation by building up the policy of indemnificatory housing.
