Since the monetization reform of housing distribution,China's real estate industry has developed rapidly and has become a pillar industry in the national economy.It has made great contributions to economic growth,employment expansion,and improvement of people's livelihood.At the same time,however,the development of the real estate industry also exists some problems,such as high housing prices,overheated investment,chaotic market order,imbalanced supply and demand structure.In order to solve these problems,many scholars have carried out a lot of useful research,and their research results mainly focus on the supply and demand relationship in the real estate market,real estate finance and real estate practice,etc.The industrial organization problems in the real estate field are less involved.Based on the research results of predecessors,this paper combines China's specific national conditions,based on the meso-industrial level,comprehensively applies Western economic theory,industrial organization theory,game theory and other theories to study the industrial organization optimization of China's real estate industry.The problem is expected to promote the healthy development of China's real estate industry through the optimization of industrial organization,which has certain theoretical and practical significance.This paper makes a comprehensive and detailed analysis of the market structure,market behavior and market performance of China's real estate industry with reference to the SCP analysis framework in industrial organization theory.On this basis,the “effective competition” model is taken as the target model for the optimization of China's real estate industry organization,and the corresponding policy recommendations are put forward based on the actual situation of China's real estate industry,the full text contains eight parts.Chapter one,introduction.This chapter introduces the research background and significance of the topic,summarizes the basic concepts of real estate,real estate industry and real estate market involved in the paper,expounds the research object,research content and research methods,and briefly explains the main innovation points of the paper.Chapter two,an overview of relevant basic theories.This chapter first introduces relevant theories in the real estate field,such as real estate supply and demand theory,land rent theory,land price theory and location theory.At the same time,it summarizes and analyses the emergence and development process of industrial organization theory,introduces the academic viewpoints of Harvard School,Chicago School,New Austrian School and Competitive Market Theory,and combs and summarizes the domestic and foreign research results on real estate industrial organization.Chapter three,the analysis of the market structure of China's real estate industry.Firstly,this chapter introduces the classification of market structure and relevant quantitative indicators,and on this basis,calculates the market concentration of China's real estate industry from the perspective of the national and regional real estate market.The degree of product differentiation of China's real estate industry is investigated by using the advertising density method,and the results show that China's real estate industry is in the medium product difference level.In terms of entry barriers,this paper focuses on the analysis of economic and technological barriers,scale economic barriers and policy and institutional barriers in China's real estate industry,and objectively describes the current situation of entry barriers in China's real estate industry.Chapter four,the research on the competitive behavior of Chinese real estate enterprises.This chapter starts with two different competition modes,price competition and non-price competition,and discusses the market behavior characteristics of Chinese real estate enterprises.In terms of price competition,this chapter uses Bertrand model to analyze the process of price competition among real estate enterprises,and makes a detailed analysis of monopoly pricing,price discrimination and price collusion of real estate enterprises.In terms of non-price competition,this chapter uses Hotelling linear city model and Salop circular city model to analyze the location differentiation competition among real estate enterprises,and uses Bowley model and Dorfman-Steiner model to analyze the advertising competition between real estate enterprises.At last,the paper makes a comparative analysis of the above two kinds of competition behaviors and puts forward the non-price competition preference of real estate enterprises.Chapter five,the empirical analysis of the market performance of China's real estate industry.This chapter introduces commonly used quantitative indicators for assessing market performance and uses three different methods to empirically analyze the market performance of China's real estate industry.Firstly,it focuses on the changes in the total profit and profit rate of China's real estate industry,and uses the profit indicators to evaluate the profitability market performance of China's real estate industry.Secondly,the Lerner Index of the real estate market in the national and provincial administrative regions is measured,and the competitive market performance of the Chinese real estate industry is evaluated.Finally,using the Data Envelopment Analysis(DEA)method and the Malmquist Productivity Index to measure the overall market performance of China's real estate industry.Chapter Six,the target model of China's real estate industry organization optimization.This chapter introduces the target optimization model of industrial organization of classical economics and mainstream industrial organization theory respectively.On this basis,it expounds the connotation,characteristics and relevant evaluation standards of “effective competition”.Finally,combining with the development characteristics of China's real estate industry,it puts forward the target mode of China's real estate industry organization optimization.Chapter seven,the countermeasure research on the optimization of China's real estate industry organization.According to the research conclusions of the previous chapters,combined with the actual development of China's real estate industry,with the specific goal of industrial organization optimization,this chapter puts forward relevant countermeasures and suggestions to promote the sustainable development of China's real estate industry,including five aspects: streamlining supply and demand,optimizing market structure,regulating market behavior,improving market performance,and strengthening macroeconomic regulation.Chapter eight,conclusions and prospects.This chapter combs and summarizes the main research conclusions of the paper,and prospects the shortcomings of the paper and the problems to be further explored.It is expected that through continuous efforts in the future,the relevant research in this paper will make in-depth progress,and provide reference for the healthy and sustainable development of China's real estate industry.
