Urban Rapid Rail Transit (URRT) is a fast, safe, effective, environment-friendly urban infrastructure system that provides mass public transportation services. URRT plays an active and key role to reduce problems such as shortage of land resources, traffic congestions and air pollution that many cities are facing. On the other hand, there are problems such as shortage of fund and operation losses in many cities' URRT development. It is imperative to analyze the effects of URRT development on the price of land and establish a complementary relationship between URRT development and the use of the adjacent land.Firstly, relevant basic theories are summarized based on the results of relevant analyses from overseas and China. The definition, traffic characteristic and economic attribute of URRT are explained. And it is pointed out that the land increment is biggest direct externality of URRT. The definition and interrelationship between land price and price of the real estate are explained.Secondly, the research range that the effects of URRT development on the price of land are defined, within 2km radius. And the nature of land in the range is analyzed in detail. The influence factor of the price of land is introduced. The effects on the price increase of the land due to URRT development are analyzed.Thirdly, the effects of URRT on the price of land along are analyzed emphatically. The whole way along the line can transform the old city, active new city, improves the land value. The effects of URRT on the station sites are analyzed from three respects such as space, time and the type land use. In terms of space: taking the example of single station, the effects of URRT on the land increment accords with normal distribution. As to different stations, the amount of the land increment is reverse related to the intensity of the existing improved traffic in this area. In terms of time: In initial stage of the construction of URRT, the effects of URRT on the land increment is greater, and it reduces gradually by times. In terms of land use type: commercial buildings and residential properties are analyzed quantifiably by employing models. And residential properties are analyzed quantifiably by TCM model. The increments of the land rent equals the reduction of the cost of traffic on number value after the construction of URRT, and The benefit of land's increments is very enormous brought by the construction of URRT.Fourthly, by using the results from the previous studies together with the advanced experiences from Hong Kong, Japan and Singapore, the strategy for integrated development of URRT with land use is proposed which is applicable in China.Finally, the thesis does more overall research take the example of the land used for house of Shanghai, and further proves the effects on the price of land of URRT.
