With the rapid development of land scarcity and industrialization, the conflicts between land use and protection are more and more obvious. This paper analyzes the status of Tongchuan intensive land use.This paper mainly adopts a combination of theoretical and empirical studies. First, the author overviews the relative and identifies the concepts and characteristics of land intensive use. Then, using the relative theories from economics and sociology, the author explores the principle and connotation of land intensive use. Third, basing on the extant status of Tongchuan an the author investigates dynamic changes of land use, and evaluates its intensive degree. Finally, under the direction of theoretical analysis and data results, the author brings forward the strategic key points and political suggestions.Five aspects of conclusions are found through this paper.First, this paper identifies the concept of land intensive use. Land intensive use is a dynamic process during which the government can achieve better economic, social and environmental effects, by means of adding inputs, improving management, and increasing long usage efficiency.Second, this paper proposes the mechanism of intensive land use. Combing land rewards descending theory, ground rent theory, land property theory and shadow price theory, the author discusses the possibility and principle of land intensive use.Third, this paper analyzes dynamic changes of Tong Chuan land intensive usage, respectively from three aspects, farming land, building land and unused land.Fourth, evaluation results of TongChuan land intensive utilization are provided in this paper. Using statistical methods and detailed data of Tong Chuan, the author evaluates the degree of land intensive use.Fifth the paper concludes political suggestions for Tong Chuan land usage, such as digging land usage potential, perfecting village building land transfer mechanism and so on. |
