Real estate industry has prospered in China and has represented as a great role of China's economic growth. Nevertheless this boom in real estate industry of China also brings about some serious issues, which has aroused the attention of Chinese government. This thesis aims to advise Chinese government to make some policy modifications accordingly in order to ensure the healthy and sustainable development of real estate industry and wellbeing for the People. This thesis adopts a method of statistics combined with reasoning. It reviews the history of reform and development of China's real estate industry and analyzes the present situation and some issues of real estate industry comprehensively, then it comes forth some suggestions of measures that China's government could be interested in as a role of housing indemnitor. This thesis firstly looks back on the history of previous reforms policies of China in real estate industry, then it comes to the present status and practical issues of the industry. Thereafter the thesis focuses on the different factors that may causes the issues, such as influence on China's policy, consumer expectations and principles of banks. Then the thesis tries to make it clear by applying a demand model of real estate market and clarify the negative impacts of these issues on China's society and economy. Finally the thesis brings up some suggestions of policy for the government to improve the performance in China's real estate industry from long-term and short-term viewpoint respectively. This thesis emphasizes economical and political significance of solutions to the issues. It also points out the info-system of housing price as a basic foundation for further enforcement of government measures. Besides, the inaccessibility of in-depth date has caused the insufficiency of calculations and that remains as a drawback of this thesis.
