| For real estate enterprises, Project purchasing involves hundreds of industry. Removing the land cost, various service and materials procurement costs could reach about 60%. At the same time, the real estate enterprises to select suppliers more through public bidding forms, but if it didn't comprehend the bidder, and lacking a correct negotiation, project quality and not timely delivery will appear,then purchase cost will increase. Therefore it needed to establish a set of scientific, systematic and operability of strong supplier evaluation system.This paper deeply analyses from Supplier classification,supplier evaluation index system and evaluation selection algorithm etc,and it has established a set of real estate enterprises in the supplier evaluation system.And the following three aspects of work has been done.1,Establish three kinds of supplier evaluation index systemAccording to the characteristics of real estate industry,and from the perspective of applications,supplier is divided into three kinds,including general contract of supplier, partial contract of supplier and materials of supplier. Through deeply analyzing the characteristics of these three kinds of supplier, and screening key indexes, such as construction quality,Safety civilization and the cooperation of projects,we summarize the evaluation index system. Combining with the practical work,by deepening the qualitative and quantitative evaluation indexes, we provide different criteria.2,Describe evaluation algorithm,according to three kinds of supplierConsidering the bidding work of selecting suppliers to different emphases, it adopts different ways of evaluation for general contract, partial contract and materials of supplier. because we elect the high comprehensive evaluation of suppliers for general contract and partial contract, the paper chooses AHP combined with linear weighting method of evaluation. According to the different characteristics of different emphases material purchasing,such as a material production technology has matured and without the industry technical barriers, so supplier selection should notice delivery date; some materials technology in innovation, you need to select the high quality standard of suppliers, etc. So in materials supplier evaluation, this paper select the fuzzy clustering analysis combined with experience judgment method for it. 3,Empirical analysis for Index system and Evaluation algorithmWith 2009 supplier evaluation of Risesun Real estate development Co., LTD as an example, and with the evaluation system established by the paper as a standard, by evaluating 73 suppliers,the results we got is the same with Company's judgment. This paper shows that the real estate supplier evaluation system established with the correctness of the theory and the feasibility of the operation. |
