A Study On Supplier Evaluation And Application Of Real Estate Enterprise

With the high speed development of domestic real estate industry, since2010, broughta series of social problems, the state have issued a series of limit policies on the loan, thebuy, real estate control policies become more and more severe. Competition between realestate enterprises is becoming increasingly fierce, the competition between enterprises is nolonger a single competition among enterprises, but evolved into the competition between thesupply chain alliance and the supply chain alliance. During the real estate industry, thesupplier’s supply of materials and equipment occupy more than60%of real estateconstruction cost, the supply of real estate supplier quality have important influence on realestate enterprise product. Therefore, the real estate enterprises and suppliers change the pastshort-term cooperation, distrustful, unstable relationships, strengthen supplier strategiccooperation relationship,form an alliance, become the important development trend of thereal estate industry development. And in supplier management, how to evaluate and selectsuppliers is most important. Based on this, the focus of research in this paper is how toevaluate and select suppliers under the environment of strategic cooperation.This paper analyzed the evolution of the relations between the real estate industry andsuppliers and characteristics of each phase based on literature research, analyzed under thestrategic cooperation union environment, supplier evaluation index characteristics, throughinterviewing the several from real estate industry expert,,initially built real estate supplierevaluation index system under the environment of strategic cooperation. It include total sevenprimary index,31index class2, it comprises of two kinds of indexes, namely qualificationand cooperation indexes, qualification indexes include five primary index, specific matchingdegree for project construction, serviceability, management ability, the technical ability, thefinancial capacity, cooperation indexes contain two first-order index, namedinformationization level and cooperation compatibility indexes. And through thequestionnaire surveying, taking the SPSS software to make statistical analysis for indexmodel, and through the reliability and validity of the inspection,the results show that theestablished index system covers all the real estate enterprise index system under the strategiccooperation environment, and passes the reliability and validity test, so as to establish a set real estate supplier evaluation index system whose feasibility and adaptability is strong basedon strategic cooperation. Which includes not only the traditional evaluation index, such assupplier quality and price index, and absorbed the strategic cooperation under theenvironment,such as informationization level and cooperation compatibility indexes. And inthe selection of evaluation methods, after researching the evaluation system which was usedusually, combining real estate evaluation index system features, then choose the practicalfuzzy comprehensive evaluation, and in the light of the existing disadvantages ofdetermining weight of fuzzy comprehensive evaluation, put AHP and fuzzy comprehensiveevaluation method together, construct the AHP-the fuzzy comprehensive evaluation method.And take ZX real estate company as a case application research, after the paper analyses thereal estate ZX problem when select and evaluate supplier, applied supplier evaluation andselection method based on strategic cooperation, through the expert evaluation, use Matlabsoftware compute matrix weighting, implement supplier evaluation and selection methodbased on strategic cooperation, bring obvious performance improvement for ZX companysupplier management, proved the applicability of supplier evaluation system under strategiccooperation building up in the paper.
