Research On Project Orientation Decision Of Commercial Real Estate

In recent years,with the regulate and control of real estate market by the government and increasingly fierce competition in the housing market, the capital of real estate market influx rush into commercial real estate market. With the rapid development of commercial real estate, many problems had also exposed such as high vacancy rate and homogeneity and so on. Lack of accurate project orientation is the main reasons that causing the problems. Therefore, to study in project orientation of commercial real estate has very important significance in theory and practice.Based on the above situation, this article introduced analytic hierarchy process and fuzzy comprehensive evaluation into the project orientation decision of commercial real estate and established model of commercial real estate to help developers to make scientific project orientation decision.Aiming at the problems existed in commercial real estate, this article put the research question and summarized relevant research from home and aboard of commercial real estate and project orientation of commercial real estate. After summarize relevant definitions of commercial real estate and project orientation, combination the content and orientation principles of commercial real estate projects, selected commercial real estate orientation decision-making indicators and established the evaluation index system which included four indicators of criteria level and sixteen indicators of factor level. Then this article used AHP to determine the weight of each indicator. After established the evaluation index system, this article established the project orientation decision-making model which based on fuzzy comprehensive evaluation. Finally, take a commercial real estate project for example, through to have the selection of the project orientation scheme showed the operability of the model.
