With the development of China's economy,the real estate industry is still developing rapidly.In the development of the real estate project,there will be a lot of factors in the development of construction,and in order to circumvent and reduce the risk of the real estate project,it has to increase the risk management of real estate projects.In this paper,the research object of Hengyang Xingmei CCPK real estate project,from the perspective of commercial real estate project management,based on the theory of project risk management,correctly identifies and evaluates the risks of Hengyang Xingmei CCPK real estate project,and rationally sets up the countermeasures for the risks of Hengyang Xingmei CCPK real estate project,so as to avoid and reduce the project risk loss.Through the research on the risk of Hengyang Xingmei CCPK real estate project,the following research conclusions and research results are obtained:(1)the construction of Hengyang Xingmei CCPK real estate project is divided into four stages: decision-making stage,preparation stage,construction stage and leasing stage.(2)through risk identification and classified analysis,find out the risk factors in the work phase of the Hengyang Xingmei CCPK real estate project,and establish the risk assessment of the Hengyang Xingmei CCPK real estate project.The risk of decision-making stage mainly includes: policy risk,development opportunity selection risk,project feasibility study risk,location choice risk;The risks of preparation include: the risks of purchasing the land,the risks of the early procedures,the design risks,the risks of the financing,the risks of the projects,the risks of the projects,the risks of thecontract;The risk of construction stage mainly includes: duration risk,safety risk,quality risk and cost risk;The risks of the sale and property management phase include: market risk,marketing opportunity risk,price risk,property management risk.(3)analytic hierarchy process and fuzzy comprehensive evaluation method were used to evaluate the risk of Hengyang Xingmei CCPK real estate project,and the risk level of the project was determined as "general".(4)based on the identification,analysis and comprehensive evaluation of the risk of the Hengyang Xingmei CCPK real estate project,this paper puts forward the countermeasures for the risk of Hengyang Xingmei CCPK real estate project.This paper comprehensively analyzes the risks of the CCPK real estate project in Hengyang,and puts forward the countermeasures,which plays an active role in strengthening the risk management of the project,and also provides reference and guidance for the risk management of real estate projects in Hengyang city or other provinces and cities.
