Since the reform of housing system in1998,The housing industry has abooming development.Because of the fixity location of the land,housing industryhas distinctive geographical features.The government introduced a series of criterionMacro-control policies made different effects in different cities.Residential pricessuppression policies make a significant role in some areas,but have no effect in otherareas,and even make the opposite effect.This paper is committed to regionaldifferences in housing price.Analysis the key factors influencing the housing price indifferent regions.Provide recommendations for restrain the price rises and promotethe healthy development of the housing market.This paper consists of five parts.The first part: Introduce the prosperity anddevelopment of China’s housing industry after the reform of housing system.Revealsthe problems behind the prosperity.Summarized the research ideas,methods andinnovations of this paper.Then sort out the main outcome of the research of regionaldifferences in housing price and the factors both in domestic and foreign. Then madea concise commentary on those literatures.The secend part: Overview of relevanttheoretical knowledge. It’s mainly elaborate the basic characteristics of the housingmarket, operating mechanism, housing price formation mechanism, and therelationship between uaban development and housing market.The third part:Analysis differences of housing price in different regions,Identify the factors thatinfluence housing prices.The fourth part: Collected the related datas of all35citiesfrom year2000to year2012.According to the rank of the price of each city and it’svariation,the35cities are divided into three categories.Then use the Eviews6.0statistical software,established panel data model of each category. Through empiricalstudy,analysis the main factors in different categories.And comparative theregression results of different types.The last part:According to the empirical results,and combined with the actual situation,provide advice for the balance of development of housing market.Then,summarizes the lack of this paper,givenprospects for future research.Through analysis,we draw the following conclusions: First, there are regionaldifferences in China’s market for residential development; Second, various regionaldifferences in housing price factors; Third, housing prices increase is the combinedeffect of rational and irrational factors; Fourth, demand driven housing prices,which non-rigid demang gradually pull housing prices deviate from rational growth.
