| With the continuous advancement of housing reform in 1998,China’s housing market has experienced a process of starting from scratch,from starting to high-speed development,and the real estate industry has increasingly driven the national economy and become the pillar industry of China’s national economy.The development of the real estate industry depends on the level of economic development in a region or a country,The economic development,natural resource endowments,policies,state fiscal expenditure,population and population density in different regions all have different degrees of impact on the development of the real estate industry,forming the regional characteristics of the real estate industry.As a result,there are differences in the development level,development speed,and scale of development of real estate in various regions,resulting in differences in housing affordability among various regions.This dissertation mainly studies the regional differences of residents’ housing affordability,analyzes the main influencing factors of housing affordability in different regions,and provides suggestions for restraining the rapid increase of housing prices to improve the housing affordability in each region,and promote the steady development of the housing market.First,explore the connotation and research methods of housing affordability,respectively,determining the housing affordability of Chinese urban residents from three perspectives: Firstly,the overall changes in housing affordability of urban residents in China;secondly,the regional differences in the affordability of housing for urban residents in China;and thirdly,the income disparity in the housing affordability of urban residents in China.Secondly: the data were collected from 2000 to 2016 about 35 large and medium-sized cities.SPSS was used for cluster analysis and 35 large and medium-sized cities were divided into three major categories.Eviews 7.2measurement software was used to establish the panel data regression model of theinfluencing factors of residential housing affordability in various regions,through empirical analysis,finding out the main factors of residents’ housing affordability in different regions,comparing and analyzing the regression results of various types of cities,and finding out the influencing factors of residential housing affordability.Last,empirical results show: The main influencing factors of housing affordability in different regions are different,and the influence of the same factor on housing affordability in different regions is different.Then,residential completed investment,loan interest rates,CPI and expected demand factors have a significant impact on housing affordability,and is a positive impact,In addition to expected factors of demand,other factors have a greater impact on the affordability of housing in a region than in the other two categories;Factors such as per capita disposable income,government investment intensity,government fiscal expenditure,and per capita GDP have a negative impact on housing affordability.Excluding government fiscal expenditures,the impact of other factors on one type of area is higher than that of the other two areas. |
