Real estate is the important foundation conditions of a social production and living needs, Among them commodity house prices in height will have an important impact on our national economy and the price level of production and consumption. At present, people of urban residential price research more, but most were targeted urban internal individual factors and locational factors on the housing price of research. In present Chinese urbanization high-speed development period, from the general rule ,there is very few literature which impact of urban residential price level differences.Therefore this paper hope that based on the general rule of urbanization and house prices , qualitative and quantitative analysis of urban housing price urbanization influencing factors,for government regulation, enterprise operation and homeowners consumer provided analysis methods and tools.Article is divided into seven parts altogether: The first chapter for the introduction, research background and research significance, the main contents and methods, the research situation of at home and abroad are explained. The second chapter for theoretical part, urbanization theory, the theory of supply and demand of urban land and real estate prices theorizes are introduced respectively , for this paper lays the theoretical foundation. The third chapter analyzes the influence factors of urban residential price urbanization. Firstly, the article defines research scope, then article simplely introduces the influence factors of urban residential price classification, finally to make a qualitative analysis of four urbanization factors of population urbanization and economy urbanization, space of urbanization and life-style urbanization of the impact of urban residential price. Based on existing scholars urbanization index system of current research and analysis, according to the need ,the fourth chapter builds the urbanization index system which this paper applies. The 5 chapter for the model constructing,firstly,conpet and types of Panel Data model is introduced, then, according to this situation, constructs the Panel Data mathematical model which this paper applies;Chapter 6, combined with jiangxi 2005-2007 data, urbanization indicators and housing price relation is qualitative and quantitative analysis by using computer statistics software ,and creates Panel Data mathematical model. The seventh chapter is article summary and outlook of full text summarizes part, and puts forward the article shortcomings. According to the quantitative and qualitative analysis, it puts forward the corresponding constructive opinions for our current urbanization policies and guidelines in control aspects and the housing price of real estate enterprise decision-making.
