Research On The Influence Of Urbanization On House Price In China

China's urbanization in the process of rapid economic development is also a quick follow-up,a large number of rural population have been pouring into the city with the pace of urbanization,and constantly expanding the size and quantity of the city.City people on the quality of life requirements continue to improve,all kinds of entertainment,vacation,party,etc.also replaced the rural necessities of life simple life.The process of urbanization is irreversible the transfer of rural labor to urban areas,with the transfer,the urban employment population increase,cause economic growth,consumption and investment for the town provides rich human resources.However,the development of urbanization can not only be the growth of urban population,but also not only a simple expansion of urban area.Its main purpose is to achieve the harmonious transition from the village to the town,including social security,living environment,industrial structure,infrastructure and so on.In the process of urbanization in the city for entertainment,business circle,and the construction of the resort facilities are speeding up,the rapid increase in the urbanization process,urban population in housing demand is growing,whether it is commercial housing construction,entertainment or places are required to land supply,so the level of urbanization affect prices,whether it is commercial housing construction,entertainment or places are required to land supply,so the level of urbanization affect prices,thus affecting the housing prices,urbanization level if house prices soaring,new farmers into the city is very difficult to settle in the town,it is unfavorable to the development of urbanization,also will affect all aspects of urban development to a certain extent,in social security,living environment,industrial structure,infrastructure,etc.,and even will have side effects.Therefore,the author studies the influence of the residential housing price and its social impact and effect of public implementation is discussed.This paper is mainly to solve the following problems:(1)What are the ways through which urbanization may affect house prices;(2)The extent to which urbanization affects house prices;(3)whether there are differences between the different regions;(4)In different areas of urbanization,there are differences in the impact of urbanization on housing prices.This paper uses theoretical analysis and empirical analysis to study.In theory,analysis of Urbanization Impact on prices may be by what way;The empirical part uses the panel data model to carry out modeling analysis,including unit root test,co-integration test,and determination of regression model.The first part of the empirical,the country's 31 provinces to use panel data(city and district)to analyze differences impact on prices of cities and towns;the second part is empirical,the provinces(city,district)level ranking according to the town,in 31 provinces(cities,districts)were grouped on different levels of Urbanization.the different level of the urbanization,the urbanization of the effect and rule of house prices.The conclusions are as follows: urbanization is positively affecting the price of housing.The 31 provinces(cities,districts)of the impact of urbanization on the price difference is greater;The effect of urbanization on housing prices in the provinces(cities,districts)with the level of urbanization is increasing with the level of urbanization.Finally,it puts forward some countermeasures and suggestions for the existing problems: reasonably determine the direction of development of urbanization;correctly guide the real estate industry to promote the town;rational in the face of high prices in the process of urbanization;promote the coordinated development of the real estate industry and urbanization;for different levels of the city to implement differentiated policies;the implementation of the responsibility of local governments.
