The Impacts Of Urbanization On Real Estate Prices

Real estate is not only the material conditions of human survival, butalso the important direction of human economic activities; it is a most important partof the national economy. The real estate market’s stable and healthy development hasa big relation to the people’s life and the market economy. With the process ofurbanization accelerating, more and more population gathered to the cities, the citieshave been expanded, the economic construction continues to develop and people’sliving standards continue to improve, the city’s appearance and the environment areconstantly changed, this changes all affects the real estate prices, So do the researchto know which factors of the urbanization and how these factors affect the prices ofthe real estate has great practical significance. In this article，we try to identify themain factors that affect the prices of urban real estate by using data to analyze therelationship between the real estate price and urbanization.This article consists of six parts，partⅠincluding preface, backgrounds and theimplications for research, and the achievements we have now. partⅡis theories thatrelated to the research(urbanization-real estate). The third chapter is a briefdescription of urbanization factors which affects real estate in a qualitative point ofview. The fourth part is the empirical Study, and is the center of the article, in thispart described the situation of the area we researched; then establish the indexsystem; at last constructs the Panel Data model. In the fifth part put forwardsuggestions for the government to promote the real estate and keep the housepricesstably. In the chapter six, draw the conclusions that the greatest impact ofurbanization to affect the real estate prices are disposable income and urbanpopulation.
