Floor area ratio is one of important quantitative controling indicators in urban planning and regulatory detailed planning, which is Either too high or too low will lead to bad effects. How to reasonably determine the floor area ratio of the land, especially the floor area ratio for the residential land, has currently become a research focus in planning sector. In the current urban planning practice process, because of the floor area ratio not being well understood and lacking of advanced and scientific assistance method, the determination of the floor area ratio mainly depends on the experience of planning workers and experts, so it is subjective and arbitrary, that is the main reason why many cities'floor area ratio indicater of the residential land are often breached or facing to be adjusted. Therefore, the comprehensive cognition of the floor area ratio and discussing how to reasonably determine and scientificly administrate the floor area ratio are becoming very necessary.This paper firstly intruduces the definition and characters of the floor area ratio, then deeply analyzes the factors from macro, meso and micro angle, which influence the value of the floor area ratio, basing on this, this article summarise the four core factors: environmental factors, economic factors, planning-designing factors and social factors, which mainly influence the value of the floor area ratio of residential land, and then deeply discuss and analyze the interaction mechanism of the four core factors, and put forward the melthod to get the reasonable value of floor area ratio for the residential land of this paper, by the way of building mathematical relationship model between the floor ratio and every core factor. Finally, this paper studies the management of the floor area ratio, including the management process of floor area ratio, the demonstration methlod of the floor area ratio adjustment, and the reward regime for the floor area ratio, also analyzes management problems that exist in our country, and provide some corresponding Suggestions. I hope that the research of the floor area ratio for the residential land in this paper can provide some valuable reference to the future research of reasonably determinating and scientificly managing the floor area ratio.
