With the development and opening of Binhai New Area, Hangu District will also receive more attention as one of the three districts, a lot of capital will be poured into the commercial real estate market of Hangu district. According to a recent announcement of the Hangu District Land Bureau status of land transactions, in Hangu District, there are five commercial building land which has been selling is not completed currently, potential competition in the commercial market is still very intense. In such a situation, strengthening the research of commercial real estate market for the Hangu district, for the main market segments, clear and precise market positioning for the project, objective analysis of economic and social benefits generated by the project, and proposing a solution to the operation of the project recommendations are particularly important. Scientific pre-planning for the project can greatly reduce the investment risk.Real estate project planning is to apply scientific and standardized way of planning in real estate projects, real estate companies can make decisions more scientific and reasonable, avoid making wrong business decisions, and reduce business risks. In this paper, we take commercial real estate project in the Hangu District as an example, firstly summarizes the relational theoretical knowledge of planning of real estate projects, including real estate project planning concepts and principles, real estate project planning process and the main content; Secondly, we analyze the market environment of commercial real estate project in the Hangu District, including project profiles, project market environment, on the basis of analysis of the macro environment, social environment and competitive environment, the SWOT analysis is given. Then the positioning of the project and scale of measurement is discussed, and the planning and design of the project's internal and externa is analyzed; At the same time the economic and social benefits of the project is analyzed separately. Finally, we analyze the operating mode of commercial real estate project in the Hangu District from four aspects of business strategy, competitive strategy, development strategy and investment strategy respectively.
