The development of the real estate industry is related to the national economy and people's livelihood of a country.The stability of the national economy of the entire country depends on the healthy and sustainable development of the real estate industry.In recent years,the seller market in China's real estate industry has gradually faded,and has quickly entered the market dominated by buyers.Faced with increasingly fierce competition,the real estate industry is faced with how to deal with the current difficulties,how to achieve breakthrough in the competition without the smoke,the best choice in the face of these problems is the preparation of real estate development project planning.The establishment of pre-real estate strategies is based on the current market conditions and forecasts of future market development.Through the clarification of project objectives and market information collection,the precise positioning of the proposed project will be achieved.However,in our daily work practices,we still find that if real estate companies want to carry out more objective and full analysis on the target projects,they still face a lot of practical difficulties.This article will combine relevant papers on issues encountered in the preliminary planning of China Aviation Engineering Corporation.The analysis is elaborated.This article briefly describes the preliminary planning research and analysis of the Zhonghang City project land in relation to the related theories of the preliminary planning of real estate development projects.It mainly focuses on the preliminary planning of real estate development projects,mainly including the connotation and role of real estate development project planning and real estate.The objectives and principles of the preliminary planning of the development project,the contents and main points of the preliminary planning of the real estate development project,the summary of the relevant theoretical points of the preliminary planning of the real estate development project and the analysis of the real estate market environment,and the gradual analysis from the macro environment to the micro environment;The project market environment was developed and the AVIC City project was used as an example for demonstration analysis and analysis,explaining the use of the preliminary planning of the real estate development project and the important value resulting from the development of the project.From the project's positioning and marketing planning,investment estimation and financial evaluation to social and economic impact analysis and other aspects of a more comprehensive study.Finally,combined with the above suggestions and prospects for the preliminary planning.
