Cost control of the real estate enterprise is one of the important means to reduce the cost and raise economic benefits. Correcting wrong concept and behavior during the practice of cost control and adopting scientific cost control method can reduce cost fees of the real estate enterprise effectively.Based on the mentioned contents, this thesis chooses cost control of the real estate enterprise as the major research object and based on deeply analyze current situation and characteristics of cost control of the real estate enterprise as well as cost composition, through following the general methods of cost control of the real estate enterprise and according to the development flow of the real estate to make a thorough research on cost control train of thought, experiences and lessons of a real estate company. The main contents are as follows:This thesis states current situation of cost control of the real estate, characteristics of cost control and current situation of a real estate company and define the research direction further based on this.This thesis analyzes the general development flow of the real estate in details and introduces general methods of cost control of the real estate enterprise according to this general development flow. Mainly introduces key points, main points, rules and train of thought at such following seven stages as early plan stage, stage of design and planning, tendering stage, purchasing stage, construction stage, delivery stage, marketing and maintenances stage.Through combining with actual project development condition of a real estate company and following the general cost control methods based on the real estate development flow, choosing typical early plan stage, stage of design and planning and construction stage of a real estate company to introduce the train of thought, experiences and lessons of cost control of a real estate company. At the early plan stage, mainly introduces specific behavior of land cost control. At the stage of design and planning, mainly introduces cost control by tendering of design and plan, application of quota design and value engineering theory. At the construction stage, introduce specific case on the cost control in terms of geotechnical engineering and landscape engineering. Also states the lessons due to"excessive cost reduction".
