Research On The Development Of Cost Control Strategy To CT Real Estate Co.,Ltd

Real estate development,as a hotspot in China's economic development,is closely related to economic development and the lives of ordinary people,and the development costs and housing prices are more sensitive words.How to seek a balance between housing prices and the development of enterprise profits to achieve win-win situation for both buyers and sellers and to control the development costs of real estate are of great significance.Through an in-depth analysis of the control problem of development cost of the CT real estate limited company,we hope to find the main problems existing in the cost control of the enterprise,put forward the main strategy to reduce the cost,and provide the reference for this company and other real estate enterprises to dig the internal potential of reducing the cost.This article mainly adopts the literature method,the case analysis method and the comparison analysis method to carry on the research.First of all,the related literature is reviewed,and the basic theory and method of development cost control are introduced briefly.Secondly,according to the analysis of the cost data of CT Real Estate Co.,Ltd in 2014-2016,and combining with the practice survey of the company,it is found that the problems of the development cost control of the company are systematic.It is mainly that the separate cost control department and design department are not set up;enough attention is not paid to the study of project feasibility;the budget work is not in place,the formulation of cost target is unreasonable;the bidding work is not standard and so on.Finally,aiming at these problems,the cost control strategies are put forward,mainly including: put up the planning and design department and cost control department;strengthen the budget work;focus on introducing target cost method,organize and implement it scientifically and effectively in accordance with scientific processes,procedures and accounting methods;strengthen the accuracy and direction of cost control;establish dynamic cost system,and strengthen cost dynamic control,etc..
