With the continual development of economics, upgrade of business mode, prosperity of city zone, enhancement of people's living level and improvement of transportation conditions, commercial real estate is developing rapidly in our country. For city economics, commercial real estate has prominent effects on the impulse of tertiary industry, the improvement of the people's life quality, the enhancement of city comprehensive competitiveness and increase of job opportunities. Therefore, many local governments actively support the development of commercial real estate which in turn has realistic meaning of promoting enterprise's social popularity and brand value, increasing enterprise's credit level on commercial bank, etc.Although commercial real estate has already presented the trend of the fast development in our country, due to lack of management experience, lack of operation skill, inefficient Planning administration interfere and ordefless market competition, there exists a series problem for the fast development of commercial real estate industry as follows :(1)The investment scale of commercial real estate is too big, leading to an unbalance between supply and demand;(2)The competition of commercial real estate industry is becoming severe;(3)The homogeneity among commercial real estate products; lack of market research and planning for commercial real estate projects;(4)The developers are overweighting on development bur underweighting on managements;(5)The way of management is out of date.The existence of these problems not only wastes the social resource and damages reputation of commercial real estate industry, but also results in people doubting on the need of developing of commercial real estate in our country. Theoretic guidance are needed for these problems, however, there is lack of research on commercial real estate theory and practice.The purpose of this dissertation is, by comparing the positioning and characteristics of commercial real estate with traditional residential real estate, and by analyzing the market research and project planning, investment deciding and financing method, development and management of commercial real estate, to illustrate the consistence between development and management of commercial real estate, thus to solve the problem as saying "he who knows commercial does not know real estate development and vice versa". Through this dissertation, the author wants seek a double-win mode in accordance to china's situation for commercial real estate development.
