Along with the overlay of the national condition of “getting old before getting rich” and the structure of family miniaturization,those retirement problems are very serious and become a very important social issue of people’s livelihood.The trend of aging population provides market chance for the development of commercial aging real estate.However,the commercial aging real estate project is different from the common real estate development that the particularity of target customers determines the characteristics of large investment,long payback,extra high risk of cost,complicated operation management and so on.How to select an actual and beneficial pension estate operation mode becomes the urgent issue to be solved at present.On the basis of three typical operation modes of commercial retirement real estate project according to the development situations in domestic and overseas,there is sale mode,holding mode and on sale + holding mode.Taking “JAKY” retirement real estate project as background and beneficial project as direction,select five financial evaluation indicators of NPV(net present value),FIRR(financial internal rate of return),static payback time,ROI(return on investment)and NPVR(net present value rade)and then use the method of financial budget,forecast the financial evaluation index system of the three modes of data.Using the analytic hierarchy process to determine the weight of these financial evaluation indicators,the optimal mode selection of the three operating modes of the pension real estate projects is optimized.The results show that the "sell + hold" model is the best model.This paper analyzes the practical problems in the operation of the model,and puts forward the management development strategy.The innovation of this paper lies in the combination of the financial evaluation index and the analytic hierarchy process to solve the new problems of the current domestic pension real estate project model selection and development.
