Since releasing the first sum of mortgage loan of real estates at home at the beginning of 90s in 20th centuries, the mortgage business has been the main financial service item of the commercial bank of our country. Mortgage, as a credit consumption pattern, has played an important role in stimulating the house to be consumed ahead of time,improving the consumers'housing level,accelerating the circulation of the real estate developers'fund,promoting the development of real estate. All in that place's scene of"prospering"appears in mortgage financial transaction of the real estate. However, the facts of starting late in mortgage business, lacking rich experience of our commercial bank and unsound legislation on relevant advances results in many cases of"counterfeit mortgages"which has gravely disturbed the order of our financial market and property development. So discerning and guarding against the emergence of"counterfeit mortgages"has already become an important action to standardize the development of financial market.Named under this background, the article resorted to the author's experience in the operation and management of the mortgage loan of personal house in the bank for so many years. And the author has carried on in-depth analysis to the typical case of"counterfeit mortgages", explained the basic theories related to"counterfeit mortgages"in detail, and went deep into the reason why"counterfeit mortgages"is produced and the risk relating to it. Then the author has systematically proposed the measure and countermeasure that commercial bank should take to guard against"counterfeit mortgages". It has important and urgent realistic meaning of the commercial bank to develop mortgage loan business of personal house healthily and high- efficiently. At the beginning part of this article, a detailed explanation has been adopted to explain the background of choosing the topic, to illustrate the central idea, the main content and the structure. In the chapter one of the thesis, by analyzing three typical cases related to"counterfeit mortgages", the author has thoroughly presented us the roller chain that the"counterfeit mortgages"produces and the risk it brings in an all-round way. In chapter two of the thesis, the author has analyzed the basic theory of the"counterfeit mortgages"through the three aspects as follows: the content of"counterfeit mortgages", the form of its expression, and how to discern from it. In Chapter three, the risks involved to"counterfeit mortgages", and the characteristics of the main risks has been analyzed. In chapter four of the thesis, the author has proposed the precautions against the countermeasure and counter-measure after happening of"counterfeit mortgages"pointedly.In short, I unifies the experiences which to be engaged in housing mortgage loan operates and manages in the bank of many years, uses the theory and the research technique that studied during the MBA stage, explores the question of"counterfeit mortgages", which the goal is proposing the measure and the countermeasure that guard against"counterfeit mortgages"to the commercial bank, expects which is good for the individual housing mortgage service. However, in view of the time factor, collection of information and theoretical level limitation. There must be many insufficiencies in the article. It is hoped that every experts will criticize and point out mistakes. I will continue to try hard on the correlative questions and searches.
