Chengdu is the financial, commercial, scientific and technological center and transportation and communications hub in southwest China, meanwhile, it is the political, economic and cultural center in Sichuan, and is the national important tourist center city and state historical and cultural city. It occupies a pivotal position in 12 provinces (including one municipal city) of the grant development in west regions. As we know, a region's offices have a tight relationship to the development of the national economy and social development. The office is a kind of space where the managers in the lines of manufacture, management, consultation and service works. It is one of the assets in the production and management. In our country, office space market is usually compartmentalized into top grade, middle grade and low grade. The degree of the concern of the ordinary people to the investment of office is far below the level of shops and the residential houses, and the research data is also less. For all of the above mentioned reasons, we choose the offices located within the centre, along the Southern People Road and in the high-tech Southern District, which has an area of more than 5,000㎡, and which are built and put into use since 1996 and including the offices which are in the planning or constructing as a pure purpose for office use as my researching objects, and emphasis on the part of top grade office space. Through the above researches, I have understood and grasped the status of construction, sales, leases, and other basic uses of office in Chengdu, especially some high-grade office building, and I have paid more attention to the analyzing of the actuality and the problems and to predict developing trend in the future, for the purpose to provide some useful information and reference to the office developers and also to the investors who are interested in buying office space and to some potential customers too.This thesis is composed of five major parts. The first segment introduces the development status and forecasts the future development trends of domestic and international offices, and it is supplemented by typical cases to illustrate. The second segment is the research on the macro-market of the office in Chengdu. On the background of the macroeconomic situation, investment policies, business environment, CBD planning , the central real estate policy, we analyzed the office's history, focus, environment and the supply and demand relationship, and we made a comparison study in combination with other cities'macroeconomic environment and macro- market. The third segment is the Chengdu office's micro-market research, and in our descriptions, we put our emphasis on the development, supplying and detailed regional distribution of the office which has been put into use and which is under construction, especially in the traditional CBD core areas, the Southern people road along, the Southern District, Qingyang district of industrial development, at the same time, we have make some basic analysis to some top grade office projects in these area. In the fourth segment ,we make an analyzes to four types of leasing customers who are using the high-grade offices in Chengdu, they are foreign enterprises'Sichuan branch, transnational corporations, domestic governments, enterprises in Chengdu local, Chengdu local official departments or private agencies. And we make our analysis from these points of the office's distribution, grades, quality, services and property management, the buyer's purpose and investment returns and so on to reveal customers'Psychological status. Meanwhile, we make an analysis and investigation to the degree of the leaser's satisfaction and demand. In the 5th segment, we reveal the problems of top grade office market, including the lack of powerful developers, mediocre combines in location and architectural design, the lack of upgrade space, the low level of overall office development, the low level of property management and relative facilities, diversified leaser, conservative office investment strategy in most enterprises and so on, and proposes some ideas and project to solve those problems.These five segments are the structure of this thesis, and in their supports, the research of top grade office space in Chengdu market is expanded.
