In 2012, Tongzhou established a position as the "Beijing Sub-Center", proposed the construction of a modern international city, the Tongzhou New Area will become a Shanghai Pudong or Hongkong’s Vitoria bay. The Yunhe core region is known as "the next CBD" in "One Core Five sub-district" plan. In 2015, Tongzhou District had been clearly identified as "Administration Deputy center of Beijing".So far, Yunhe core business district of Tongzhou New Area is in a stage of development and construction with 41 cases of open market land transactions by the well-known developer, the total construction area is about 4 million m2. With the landmark evolution of initial prototype, like the Rainbow door, Beijing tower and Tongzhou Yunhe ONE, Tongzhou New Area also began to show the outline of the future.2016 to 2020, the supply of new office space is about 1.5 million m2, it’s a market opportunity for the developers in an emerging region, focus on a huge supply, in the meantime, it will face competition and challenge.Under the background of this report, the office project plans to hold businesses as its starting point in Tongzhou Yunhe core region, to analyze the office leasing market in Tongzhou. Elaborate the market situation through the empirical research and comparative analysis, and looking for a business breakthrough in this new office building area with concentrated supply. Therefore, the urgent needs for customer locate, product positioning, price position, operating strategy and put forward rationalization suggestions.The relevant conclusions by market research are as follows, 1.
