Nowadays more and more enterprisers have been puzzled by such a difficult question that is how to attract and obtain the high quality intellectuals. The existence and development of modern enterprises more and more depends on the employees with high efficiency and high quality. Human resource is the most vital factor for enterprise to win advantages in competition. Nowadays more and more enterprisers have been puzzled by such a difficult question that is how to attract and obtain the high quality intellectuals. A set of scientific compensation management method is the key factor to keep, motivate employees and further to maintain the competitive ability of the organizations. Salary-motivation effect is becoming the most important part of human resource management. How to design scientific and reasonable salary structure and to realize its maximal effect is the necessary management means by which enterprises attract and hold talents as well as strengthen competitive capability.Real estate industry is characterized with great profit and stronger-becoming competition. KM real estate corporation is an enterprise which is developing in high speed, but its total management especially Human resource management is too slowly to keep up with its development. Therefore, it faces the arising pressure from the strongly competitive market and realizing the problem existing in their current human resources management operation, top management of this enterprise find it is necessary to set up a scientific and well-regulated human resources management system to attract and hold talents. The first part firstly probes status of compensation management in enterprise human resources management. This paper also introduces the KM corporation's general situation, and the basic train of thought content method of the paper. The second part summarizes many kinds of salary theories and motivational theories. This paper also introduces influencing factors, the golden rule, compensation strategy about compensation design and several main compensation modality. This part constitute the basic theories of the design of the KM company compensation system. Finally combined with the salary present condition of the KM corporation, the author analyzes the high manager,the project technology and plan personnel,the marketing personnel and other personnel's salary design, and according to salary design theories, proposed suits various posts the salary system. In this article, the author also did the research of welfare, providing a welfare menu for the employee , that means, every person can make a choice of welfare of their own from the menu. This menu is vividly and flexibility, giving the employee right to choose freely, As an result, most of the employees like this kind of principle of welfare.Through studying of some salary structure theory and salary management paper, the author has taken both the characteristic of real estate human resources management and the actual situation of KM real estate enterprise into consideration, find the existent problem. Then combined with management practice, we take professional skill, this paper design salary system for KM real estate enterprise. This proposal will discuss the theory, guiding principle, mode and structure of salary, relative salary standard, detailed salary plan for all positions, and etc. Through this research, I hope it can not only improve the compensation status of KM corporation, but also could be a helpful reference for Chinese Real estate enterprises' compensation system design.
