The rapid development of Chinese domestic residential market and the fast improvement of people's residential demand made the drawbacks of traditional design method exposed more and more. Developers, designers, started to seek a new design approach to meet the domestic demand for residential consumers; in this situation architectural programming was born.Architectural programming use various information gathering methods and tools, reveal the value system of the owners, users, architects and the general public, and survey out the impaction of climate and site for building, integrate the information and state the problems which will be solved by design, so as to provide a scientific basis for the design. Architectural programming focuses on investigation of consumer demand, and fundamentally solves the inadequacy of traditional design, and it promotes rational development of residential market.This thesis' main text has four chapters.The first chapter, it states the background of the thesis, defining of the relevant concepts and the content, significance, framework of the thesis. First, it introduces the background of the thesis research , the fast development of domestic residential market and the rapid improvement of the people's residential demand make the traditional design approach have shown too much inadequacy, in order to solve the existing problems, developers and designers start to seek new design method, architectural programming is produced in this context; Secondly, it defines related concepts, which paves the way for the demonstration of following text; Finally, it elaborates the context, significance and framework of the thesis, and explains the framework of the thesis with chart.The second chapter, it states the relevant theories which appear in the thesis. The thesis involves two theories: utility price theory and architectural programming theory. The third chapter, it discusses the impaction which the theory of utility price gives to architectural programming of residential project. From discussing the relationship between the utility of commodity residence and residence price, and analyzing the linear formula of hedonic price model, this chapter states the relationship between the utility price theory and the architectural programming and also expounds the impaction which the utility price theory gives to architectural programming.The forth chapter, it analyzes the general procedure of architectural programming, considering affection which the utility price theory gives to architectural programming of commodity residence project, it gives the unique architectural programming procedure of the commodity residence project, and also expounds the various stages of the procedure in detail.Considering Chinese academics and practitioners of architectural programming just begun to study and research the theory of architectural programming in the latest years, and most researches were focusing on general architectural project, so content which researched in this thesis have great theoretical and practical significance. On the one hand, the procedure research belongs to research of the methodology; the methodology research occupies an important position in all subjects, so the research has important theoretical significance. On the other hand, the architectural programming of commodity residence project activities more and more frequent, and the research result of the thesis can be directly used to guide the practice of architectural programming in commodity residence project, and therefore, the thesis has direct guiding significance on the residence development project in the future.
