The commercial residential building is a unique kind of goods with distinctiveattributes, the list price of commercial residential building is also one of real estateacademic research focus in the business circles in recent years. It is essential forinvestment enterprises of the real estate to set up a set of flexible, scientific andconvenient pricing system. This paper hopes to study and categorize the currentpricing method of commercial residential building of the domestic mainstream, and toinvestigate and understand the present commercial residential building market supplyand demand environment of Fuzhou. Using the new opening quotation of commercialresidential building project Fuzhou Shimao Skyscrapers, integrated application marketsupply and demand study, make the investment, study, real estate appraise theoriessuch as learning and operations research etc, set up the analytic hierarchy process(AHP) fix the price model, carry on fixed price research of tactics. fix price as theembodiment with theThe research approach that this paper plans to take includes literature to read thelaw, theory and existent example analyze, combine together, determine the nature,combine together law, operations research level analytic approach, SWOT analysisand strategic theory person who analyze method with quantitative analysis.The foreword part of the paper has introduced the background, implication,domestic and international research results survey of the selected title. Part two hassummarized basic theories such as defining the supply and demand of commercialresidential building, and has evaluated three kinds of commonly used methods ofdetermining market price of commercial residential building. Part three attempts adetailed analysis of market environment and index of commercial residential buildingof Fuzhou; it also discusses the index factor of influencing the price of commercialresidential building. Part four carries on SWOT analysis to the Shimao Skyscrapersproject, and puts forward the overall strategic idea. Part five based on comparativelaw of the market, constructs level analytic approach of list price model, adoptsmarket method of questionnaire confirm AHP11characteristic variable of model,asks and solves this project and fixes the price. The aim of this paper is to take every6influence degree of pricing into account, propose improved suggestion to the factorsthat determine the fixed according to every variable, and draw a conclusion that canutilize AHP law to subjectively fix the price of the objective commercial residentialbuilding in the future with reasonable speed.Through the research, this paper attempts to use comparative law of the market to carry onthe list price of commercial residential building, providing an objective, accurate and concisevaluation method to offer confirmation for every constant embodiment weight; In addition11characteristic variables are chosen to present more general and more accurate analysis influences,as well as all macroscopic, intermediate and micro factor of the price to be one of theimprovement here. This text plans to apply to the project of development of real estate enterprises and list price to practice through this kind of analytical method, development and completion thatprice study play a certain reference arrivesing role definitely to Fuzhou city commercial residentialbuilding.
