The real estate industry is one of the important industries which promote the economy of our country.This industry’s development has a great influence on national economy and social stability.The key concern for the real estate industry is price,which not only directly affects people’s quality of life,but also relates to corporate life.Therefore,pricing the real estate commodity reasonably is necessary.Commercial residential project is one of the main ways to solve people’s living needs.And pre-project is a critical moment which determines that whether a project is successful or not,so the research on price positioning in the earlier stage of the commodity residence project is meaningful.At home and abroad,there are many studies on pricing of the real estate commodity.Scholars have made a lot of work about pricing theory,pricing methods and factors of pricing.However,because of the complexity of price positioning,it is still necessary to do more in-depth study.Starting from the factors of pricing,the main factors influencing the price of commercial housing and the hierarchical structure model are determined by the application of Delphi method.The weight of each factor of the hierarchical structure model is determined by delamination.The evaluation method of factors and the estimating method of price are both determined by Expert Meeting Law.The example shows that price positioning model for commercial residential in this paper is feasible,providing a new idea for price positioning in the earlier stage of the commodity residence project.The main contents are as following:This paper summarizes the current state of research on commodity housing price positioning, concludes the main factors and methods of pricing and proposes the research contents and research methods on the basis of previous researches.This paper describes the main factors of commercial housing price, determines the ones that are used to build up hierarchical structure model.Then,the comprehensive weight of each factor is ascertain by the application of forced decision,the evaluation method of factors and the estimating method of price based on the market comparative process are designed by Expert Meeting Law.Empirical study demands sufficient information,so this paper selects the pricing object and typical projects.The result of simulation agrees with the fact,showing that the price positioning method of commodity residential house in this paper is effective.
