Nowadays, people pay more attention to integration of urban and rural areas. As one of the biggest cities in the worked and the capital of China, Beijing has had the condition to develop integration of urban and rural areas. As the pillar of the state, real estate play an important role in promoting the National Economy. Recently, Suburbanization has become a trend of the development of real estate.This paper adopts the method of Field Research and document study. Trying to find out the connection of integration of urban and rural areas and real estate in the rual area. Based on the connection, I will do further research to apply suggestions for the development of real estate in the rural areas of Beijing. The main conclusions :(1)In the development of integration of urban and rural areas, we should give play to real estate to balance the suburbanization of employment, residence and industry. (2)According to the overall plan, the investment of the rural areas should focus on satellite town and little towns, especially in Tongzhou district, Shunyi district and Yizhuang district.Because they are the main areas to gather the industry and population. (3)The development of real estate should follow the maco-control of the state; obey the rule of intensifying the land in the country. (4) Real estate may develop more rapidly while the state-owned land and the collectively-owned land are well balanced. For example: how to deal with the buildings without legal right.
