Suburbanization is a developing stage in the progress of urbanization, in which the industry, population and commercial replace from the city center to the suburbs, that is, city changes from high-density concentrated stage to low-density expansive stage, Residential suburbanization is an important part in the process of suburbanization, which is the process of the City residents'living space spread from the central city to the fringe area, residential suburbanization is the inevitable transformation process from centralized city type to decentralized city type.In the 1920s, suburbanization began to appear in the western developed countries, the initial stage of suburbanization of suburbanization is residential suburbanization, which basically is the rich began to move to the suburbs in order to pursue the comfortable and spacious living environment. Then, in the driving of residential suburbanization, the industrial, commercial, and services began to develop in the suburban. However,the suburbanization began to appear in some developed cities in the 1980s, The government adjust the structure of industrial land,develop the thirdindustry,make the industrial enterprises to quit from the central city,meanwhile the government carry out the policy of reconstruction, the living space of city center began to expand to the Outside the cities. Through the construction of New Town, Shanghai evacuates the urban functions of central city effectively, guide industries and population gathere in the Newtown and promote the formation of the multicenter urban structure.Paper includes seven sections. The first chapter expounds the research background, the significance, the main content and the method, and introduces its research thought and the main innovation of this study. The second chapter combs the related concept, and summarizes the domestic and foreign research progress. The third chapter basically analysises the difference of the residential suburbanization between western developed countries and the big cities of china from development history, mode of development and influence.According to the general rules of urban suburbanization of China, the fourth chapter researches the residential suburbanization of Shanghai from industrial suburbanization and population suburbanization, this paper analysises industries and population quantitatively and discusses the influence for residential suburbanization, then analysises residential suburbanization from Shanghai residential real estate market and the distribution of residential space. The fifth chapter is empirical research section, this chapter chooses Minhang district as the research object, using new residential building data(2004-2010) from real estate nets of shanghai, analysises housing market and residential space distribution evolution of Minhang district.The sixth chapter focuses on analyzing the dynamic mechanism of residential suburbanization in Shanghai, and its influence. Chapter 7 is the conclusion, puts forward several some Suggestions.
