There are more than 300 real estate companies which exploit residential housing items and thousands of sellers, as lacking of the theory knowledge of selling and panning, many house sellers had to accumulate experience in the real working, without scientific marketing management method.This paper researched the marketing strategy of the real-estate villa housing items. First of all we analyzed the situation of the real-estate markets in China. Because of it has more correlative industries and it plays an important role in local economy, so we discuss it and focus on the villa market status in quo of Shanghai. In succession, we discussed the theory basis of the villa housing marketing strategy, and typical marketing & competition strategy, pointing out that the mistakes appeared in the market strategy, and clarifying the contents of establishment and implement to the house items. Last we validated the point f views in this paper by analyzing a marketing management case of Newland developers Company.
