China’s real estate has experienced a glorious and rapid development phase,which is now moving towards a new level and level.Great changes have taken place in the consumption structure of the market,in a lot of people to improve sexual needs become the leading market consumption,the real estate market challenges faced by more and more,and marketing is gradually play an important role which cannot be ignored.In this paper,we study the market marketing situation of the five mines in linxi villa.When the project entered the market,the company’s marketing effect was not very good,but then some adjustment was achieved.Because of this,the author based on the actual marketing process,to tianjin minmetals real estate company in operation to carry out the marketing strategy of systemic analyzed,especially in the villa class property aspects has carried on the further in-depth discussion.In this paper,combining the current situation of the tianjin economic development and the present situation of the villa market development,analyses the minmetals Lin Xi facing the external environment and market situation,USES the SWOT analysis method,market positioning analysis in-depth analysis of the minmetals Lin Xi operating environment.On the basis of this,the traditional marketing method and the new marketing method are combined with the method of the current situation analysis and market analysis.Through the study found that although villa marketing and application of general marketing theory,but the means of many of the details are quite different with the ordinary commodity housing,first of all,this kind of real estate projects are niche products,must be close to the high-end crowd demand and the idea,for high-end people to do a good job in all aspects of requirements of form a complete set,the second must be associated with high-end consumption,such as spheres of marketing and cross-border marketing,build golf club members,or display with the cars,etc.Again,the property of the high-end villa project must have the considerate service,the community also has the hard soft hardware and so on.Finally,in the use of modern marketing can at the same time,also pay attention to the principle of combining the traditional 4 p marketing strategy,established the villa project product strategy,price strategy,sales channel strategy and promotion strategy.Through this whole research and planning,also can provide useful reference for other high-end villa residence. |
