The real estate industry has been established as a pillar industry of China's national economy and China's economic growth in the future of one of the driving forces.With the housing market-oriented reforms,China's real estate industry has been rapid development,residents have a growing number of real estate,Per-capita living space also continuously improve,residents of housing conditions has been improved significantly.But in a time of rapid growth in real estate,there was an issue of the housing market prices rose too fast.This is bound to bring a series of issues to the healthy development of society and people's daily life.So there are an important theoretical and practical significance about systematically sort out the phenomenon and causes of the real estate in theory,discussion the housing industry price control mechanism,for the government to regulate the real estate market to provide operational recommendations and promote sound and orderly development of the real estate market.The development and growth of the China's real estate market in the context of social transformation,but a wide range of government,urban residents,farmers,real estate developers and banks and other groups in the vital interests of the systemic problems is not simply reflected the problem of the housing prices rose too high or too fast,is also not limited to the local real estate market problem. This is the overall issues related to the healthy operation of the social fabric.Therefore,in the research,to analysis the social factors of the real estate prices as the breakthrough point,focusing on the operating mechanism of the real estate,with a view to understanding the formation mechanism of real estate prices,and continue to explore a number of development trends about the future of China's housing prices.In this paper,the research methods is mainly qualitative and quantitative,macro-and micro-combination and literature,and in addition using of social justice theory and related knowledge of social psychology,to discussion the current real estate market's basic characteristics,the reasons for housing prices as well as the reasonable proposals of the regulation and control prices.Speaking from the content,This paper describes the basic characteristics of the Chinese social transformation, as well as the basic situation of the development and the growth in the China's real estate market,and proposed the standards of the reasonable and stability about the housing prices;Analysis of China's housing prices caused by social factors,including China's social structure,housing security system,the interests of the real estate market structure, irregular urbanization and the China's traditional culture of consumption and psychological;Expounded the adverse effects about the China's housing prices as well as the useful experience in the process of regulation and control housing prices in foreign.At last,with a view to the healthy development of the real estate market,this paper discusses the role of the government,real estate developers and consumer respectively at the real estate market.
