Real estate industry is the mainstay of the national economy estate,whether or not can it develop healthy and continually has great effect on the economic development and the national economy and the people's livelihood of our country.2008 is the year the real estate industry of the nation roiled and regulated.The real estate industry of our country stepped into low point in the second half of the year,as the effect of the whole world financial crisis aroused by the USA loan crisis.Inevitably the real estate market of Xi' an was impacted.Under this situation,there is very strong practical or immediate significance for the local real estate enterprise to study core competition and cultivating.In this paper,the enterprise ability is allotted into three arrangements under the core competition theory and real estate enterprise reality and points out that it is possible to do the study of core competition under the analysis of enterprise's common ability;this paper takes value chain model as theoretical basis,combining with reality of real estate enterprise,set up a model of value chain of real estate enterprise,and gets corresponding key element aggregation of core ability;Under quantitative analysis of key element aggregation of core ability,the aggregation is separated into core ability aggregation,general ability aggregation and basis ability aggregation according to the size that the person affects to core competition mark.Afterwards,the author has analysed Xi 'a's real estate market,real estate enterprise,industry compete circumstances.The author analysis the three key elements aggregation of A enterprise combining with.analyses of Xi'an's industry and the achievement of the theory,and give suggestion about core competition of the real estate enterprises under the same situation.In the end,the author carries out a summary of the whole article,as well as deficiency and expectation of studying.
