China's urbanization level is 43.9% at the end of 2006, most provinces and cities is in the initial stage of the accelerated development Urbanization. With China's rapid economic development,the improved living standards of the residents,the accumulation of wealth and purchasing power increases, that the proportion of the improvement of people's housing needs will be gradually raised and the future space needs of the real estate markets will continue to release. However, under the national condition that the few island but many people in China, the Government's policy of suppression to the investment in residential real estate and the appreciation of RMB, Real estate investment goods have the nature of commodities and the resisting of inflation, the real estate needs large-scale investment and construction operates in a long cycle,it is also impacted by the natural factors,society,economic,Administration,and psychology. Hence, real estate investment projects must be conducted a feasibility study,in orde to provide the basis for the right investment decisions.This paper presents the development of the feasibility studies at home and abroad, analysis of this city's real estate market conditions and characteristics comprehensivly and analysis the situation of the developed and sold flats of the competing industries; Introducing the project's planning and design guiding ideology, principles, programmes and the residential and apartment design taken by this flat; Introducing the detailed management jobs in differend stages and the controlling progress in construction of the project; Analysising the cost of the financial leverage and uncertainty risk; Budgeting the sale condition of the project and estimating the profit of the project. The project obtained all the economic indicators reasonable in the end. The indicators such as the total profits,the return rate of the investment,the internal rate of return are all feasibled. In this paper, quantitative analysis and qualitative analysis, empirical analysis and norms analysis are combined, economic benefits of the project has conducted in-depth analysis; Modern management theory and methodology of project management are used, theory contact with practice; Conducting a comprehensive, systematic planning and research in the implementation of the project management process. the project research can drawn a reference in solving the practical problems in development and management of the real estate projects.
