City is the mark of human civilization. City is also the centre where various kinds of human activities among economy, culture and social life conducted. The urbanization level of a country or region represents the development of economy, culture, technology and society. It indicates the maturity of social organization and management. Real Estate has a very close connection with urbanization, and they supplement and complement each other. Urbanization process requires the development of Real Estate. Meanwhile, the growth of population and economy, the enlarging scale and the perfection of self-infrastructure provide Real Estate with more resources and marketing needs. In China, the current situation is that the tier-two cities are under low urbanization level. The Real Estate starts late, and lacks experience. At the same time, problems like severe land wastage, the conflict of product contraction, the lack of city urbanization promotion and the adverse effects, will not be propitious for the further development of Urbanization and Real Estate industry. Therefore, how to develop Real Estate, make the Urbanization process and Real Estate promote mutually, and work under the way of sustainable development, is the key point that should be focused on by the society and Real Estate Enterprises.This passage is discussing the Urbanization process and development model of Real Estate in tier-two cities, which is based on the analysis of the importance of Real Estate to the national economy. The acknowledge that Real Estate is the fundamental of Urbanization, and the theory about the mutual promotion between Real Estate industry and Urbanization. This article is also carried out by adopting observation method and material analysis method, and exploration of relevant literature. The flow is as below:Situation Description-> Problem Analysis-> Solution Propose. This piece discourses the topic with six parts.In the introduction, it explains the background and significance of this topic. It also indicates the basis of the analysis and outlines. In the second part, it introduces the basic definition of urbanization and the composition of correlative evaluation terms, and emphasizes the connection between urban infrastructure construction and Urbanization. It also presents several fundamental modes of Real Estate operation and their effects on the urbanization. Following that, this article does an objective description and analysis on the Urbanization process and Real Estate development situation in tier-two cities of China, figuring out the issues including fund shortage of infrastructure construction, adverse effects of current development model of Real Estate, and the lack of overall plan. It also indicates the factors which are complementary advantages, such as the ample capital of Real Estate enterprise and the good quality of infrastructure construction.In the fourth section, based on the former analysis, this piece proposes the, most proper development model of Real Estate which connects with the infrastructure construction, helps promote tier-two cities urbanization, and realizes the win-win situation. In this section, there are explicit definitions of the development model, detail illustration about the operation and discussion upon the profit model and critical factors. In the following part, this passage discusses the disadvantages of the new development model and its potential risks during the process. This article also proposes solutions and suggestions accordingly based on the case study of "San Xian Cultural Park" in ZY which is a typical application of the development model in a tier-two city. At last, this article proposes some thinkings and expectations on the Urbanization construction in the tier-two cities and the mutual promotion between it and Real Estate enterprises.This article is an effective exploration which is conducted based on the learning of MBA theory and analysis of enterprise situation. The contributions of this passage includes:1st, the topic focused on the hot issue of the current era. Urbanization and Real Estate are not only the hotspot of academia, but closely connected with the publics. To discuss this topic from this two aspects is meaningful and catering the development of the society.2nd, this article discusses this topic from a unique angle. There are many studies about the connection between Urbanization and Real Estate here and abroad, and lots of discussion on the development of Real Estate enterprise and Urbanization, however, fewer analysis are on how-to connect both and make them promote mutually.
