Research On The Impact Of Chinese Urbanization On The Development Of Real Estate Industry

As the basic industry and pillar industry of national economy real estate industry influence economic and social progress, people’s lives and work in peace. The healthy development of real estate industry is beneficial to the people’s livelihood. However, in the rapid development process of the real estate industry, there also appeared a few problems had to be solved urgently. Study on the influencing factors of real estate industry and put forward the policy to solve the problem have both theoretical value and practical significance. From the factors influencing the real estate industry, this paper abstracts the urbanization factor and devotes to the study of urbanization impact on the real estate development.Based on the impact of urbanization on real estate industry all over the world, this paper summarized the current situation and trend of our urbanization, the influencing factors of real estate industry in China, and then discusses the impact of Chinese urbanization on the development of real estate industry. Theoretical study shows that the urbanization have a role in promoting the development of real estate industry. The empirical analysis from the level of urbanization and the price of real estate, real estate’s investment, land supply proves the urbanization’s positive effect to the real estate industry again, as well as the urbanization and the real estate industry have the relations of mutual promotion and mutual interdependence in certain conditions. At last, based on the unharmonious factors which have negative effectes on the process of urbanization and the healthy development of real estate, this paper puts forward some suggestions on how to promote urbanization process, regulate the real estate industry, promote coordinated development of the two aspects.
