It is well known that the real estate is one of the main industries of our national economy, its development will energetically promote the rapid increase of other industries, such as finance, building, building materials and metallurgy etc., as well as the continuous growth of the whole national economy. During the Ninth-five Plan, the real estate of our country has increased very fast and filled with vigour. As China will join WTO, we can find some new developing opportunities for the real estate.In the periods of the real estate development, every country can hardly avoid the practical problem that is existent of lots of overstock houses. How to avert new houses kept in stock and decrease the present overstock houses is the common questions which every country and their real estate industries need to solve. The contradiction between a large number of the present overstock houses and more than 3 millions families with house difficulties has restricted the development of our national economy and the real estate industry. We should be seriously faced with it and try to find out some best solutions suiting for our Chinese situation and market regulation.There are five chapters in this thesis. Chapter One is about the researching objects, which are the concepts of various overstock houses and the analysis method. Chapter Two interprets the basic knowledge, procedures and mix marketing strategies. In Chapter Three, based on Chengdu's housing situation and marketing examples, the author explains mainly the present condition of whole national overstock houses and analyzes that the overstock houses have had some negative effect on national macro economy and the real estate industry. In Chapter Four, from discovering marketing opportunities, determining target market strategies, utilizing mix marketing tactics, with the housing marketing management and his experiences, the author searched for the main causes why so many overstock houses had existed in Chengdu.After summing up the whole national related principles, policies and present settlement against the present overstock houses, Capter Five explores the possibility and proceeding of averting new houses kept in stock and decreasing the overstock houses for Chengdu's market.As was stated above that explored against causes and settlement for Chengdu's overstock houses market, not only the housing enterprises could change business' way in order to improve their core competition forces, but also it helps to improve rational supplement of land and funds. In a common effort, we all believe that decreasing of overstock houses can help the growth of the housing market and achieve obvious economical & social results.
