Since the 14th National People's Congress of the Communist Party decided the direction of market reform,we have made great progress in the construction of the market. However,due to the influence of the old system,the fraction between the new and the old system inevitably arose hi the process of construction of the new system,and therefore increased the cost of the reform.So it is of great significance to accelerate the market reform to clearly find out the cause of the fraction.The real estate market,which is an important part of the market system,is faced with the same question. Although we have made great success in the construction of the real estate market,it is rather far from the requirement of the reality. All kinds of disadvantageous factors in the market hold back its fluent operation. In order to have a clear sight to the historic cause of the influent operation of the real estate market,the paper begins with the history of the real estate,and at the same time discusses and analyses the main reasons on the basis of which we can point out some suggestions concerned.Hence,it will exert an enlightening effect and help to deepen the reform of the estate market in China.
